INTRODUCTION

Whitehall Farm is predominately a 17th century Farmhouse situated within a working farm steading on the eastern outskirt of the village of Burnham Thorpe, offering three first floor en-suite guest rooms.

ARRIVAL & CAR PARKING FACILITIESThe Farmhouse is on the Walsingham road accessed through an 10 m open gateway onto large shingled parking area (90m x 16m) in front of house (drive up to parking signs on wall to the right as you approach the house). Parking is between 10 & 40 m from house across shingle yard, Luggage can be dropped at doorstep before parking or carried the short distance ( help with luggage is always available on request).

MAIN ENTRANCE & RECEPTION

All inside areas are non smoking All doors in property are 76cm wide unless otherwise stated The main door with push-button doorbell gives access to entrance hall via 17cm step down and contains all local tourist information brochures,

DINING AND GENERAL GUEST AREA`S

A further 4cm step down gives access through kitchen area and into hallway which gives access via 12cm step down to guest dining room (4 x 5m) containing two 155x 80x75h cm tables, 2x carver chairs 45cm to seat 6x armless dining chairs to same height and a window seat (2m w x 55cm h), short pile wall to wall carpeting. Door in dining room gives access via 2 x 25cm upward steps to small guest lounge 2.2 x 3.6m containing 2 wooden armchairs with 46cm seat height and a 1.35w settee to same height. The hallway (5m x 1.5m) that gives access to dining room and contains a chesterfield settee (2m x 46cm h) also gives access to stairway 1 and the lawn/garden through 95cm door with 10cm step. Large lawned garden 35m x 35m walled with patio style wooden table and chairs and swing seat (1.5m w x .5m h).

BEDROOM`S

Bedroom One accessed through hallway adjacent to dining room up 90cm w staircase with 13 x 20cm steps and handrail leading to 10m x 90cm landing with 1 x 10cm step half way along, Room (4.4m x 4.2m) contains 2 x zip and link beds each 1.9m x 90cm, bed settee 1.7m w x 40cm h as settee and 1.5m w x 1.8m x 30cm h as bed, 1 x wicker chair with 40cm seat height plus window seat at similar level, Wall to wall deep pile carpet. Widow seat in large window overlooking garden and open countryside. All tiled en-suite bathroom (2.3m x 1.9m) accessed through small door within bedroom (57cm w x 138cm h) and 1 x downward 25cm step, room contains 1 x bath (1.6m x .6m) with 50cm access height, basin (80cm h) and toilet with 44cm seat height. Bedroom Two again accessed via hall and staircase as per bedroom one but door to room just off landing at top of staircase. A total floor area of 4.3m x 4.3m including enclosed en-suite area of 1.3m x 2.6m, Bedroom contains King size double bed 2.1m x 1.55m, Lloyd loom type wicker chair with 40cm seat height, dressing table stool and window seat to same level at large window overlooking garden and open countryside. Room has deep pile wall to wall carpet. All tiled en-suite contains 90cm corner shower enclosure, basin to 80cm and toilet at 44cm seat height. Bedroom Three Accessed through dining room into further hall to second staircase with 12 x 20cm steps, 82cm wide with handrail leading to short landing and door to room which is 4.9m x 4m including enclosed en-suite area of 2.9m x 1.55m. Room contains one king size bed 2.1m x 1.55m, 2 x Lloyd loom type wicker chairs with 40cm seat height and similar height dressing table stool. Wall to wall deep pile carpet, two high level windows one east facing overlooking garden and open countryside the other being south facing overlooking the burn valley. All tiled en-suite contains 90cm shower enclosure with 80cm h basin and 44cm h toilet.

ADDITIONAL INFORMATION

Mobile telephone coverage is very reasonable with landline available on request. Broadband internet connection available. List of emergency and local contact telephone numbers on framed list hanging in each bedroom. Dogs are welcome but NOT in bedrooms. Property has central heating throughout with additional electric fan heaters in each room if required.

ARRIVAL

The farm steading is clearly signed on the Walsingham road and the 60m x 50m short grass caravan site is immediately on your right as you enter via the10m gateway. There are no specific pitch points allowing guests to choose their own position and aspect, we do however appreciate choosing guests avoiding obvious areas that a previous caravan might have used enabling the grass to recover.

FACILITIES

Electric hook-up points (10 amp) are situated on wood posts down the middle of the site and can be reached from any point of the site using standard 25m lead (we do have lead extensions if required) A drinking water stand pipe is central on site. Waste receptacles are situated on the end of the barn 10m from site edge and we appreciate guests taking the time to separate waste items into the clearly marked recycling bins. The main house and reception is directly in front of the site across a 90m shingled area. Guests are very welcome to bring their cars to this point if required to aid access to washing facilities and carrying of toilet cassettes due to poor health, foul weather etc. Adjacent to the main Farmhouse front door is the door to shower room one a 2.2 x 2.6 room accessed through a 82cm door with a 10 cm threshold containing a 76cm sq shower cubicle with a 27cm entrance step, wash basin 83cm high and toilet 43 cm high. The room is heated and has a painted concrete floor with anti slip mats and a plastic armchair with 42cm seat hight. A further 30m down the shingled yard is located shower room two and the chemical disposal point . The chemical disposal point is a white block square with tin lid and rinse tap with pipe on corner post. Shower room two is a portacabin type building cotanining one toilet room and one shower room each measuring 1.1m x 2.3m and accessed through a 82cm wide door with 2 x 25cm upward steps to enter, the toilet area contains one toilet with 40cm seat height and small wash basin to 80cm and anti slip floor suface. The shower area contains one 72cm sq shower cubicle and one plastic armchair with 42cm seat height, both areas are heated. Grey water can be disposed of in the bank/hedge behind barn.

DOGS

Well behaved dogs are very welcome to the site and there are many walking/exercising opportunities nearby but we do ask that other guests are respected and dogs are kept on a leash, kept quiet and all waste collected up and disposed of thoughtfully.

TELEPHONE AND INFORMATION

Mobile telephone reception is very good but a landline is available at the farmhouse if required. The front hall of the farmhouse contains all local attraction brochures and information and guests are welcome to avail themselves of same.

INTRODUCTION

Highfield is a large bungalow built in 1990 situated on the crossways farm steading half way between North Creake and Burnham Thorpe enjoying outstanding views of open countryside.

ARRIVAL AND PARKING FACILITIES

On the B1355 ½ mile from the northern outskirts of North Creake village there is a signposted hard track exactly opposite the turning to Burnham Thorpe, Highfield is 100m along this track, turn into the shingled drive and around to the front of the property where there is a 12m x 16m shingled parking area main entrance door and door ( 82cm wide with 2 x 25cm steps) to large garage used for firewood store, muddy footwear, recycling bins and intended games room.

ENTRANCE AND DAY ROOMS

All internal doors are 76cm wide unless otherwise stated. All floors are short pile carpet unless otherwise stated. The main entrance is via two 13cm steps to front door (82cm) opening into hallway (4m x 4m with 9m x 1.2m extension), The double door (1.4m) to the left leads into the lounge/living room area (9m x 4.5m) and contains soft upholstered furniture: 3 x 2seat settee’s one of which transforms into a double bed, and 2 x single armchairs all seat heights to 42cm. Through the living room a door leads to the Dining room (6m x 4m) which also has a door to the Kitchen and a french double door (1.1m) to outside patio (6m x 7m paved) ( via 2 x 12cm steps). The Dining room contains dining table 1.9m x 1.2m x 74cm h with eight chairs with 43cm seat height and a 2 seat soft settee with 41cm seat height. Through the dining room to the Kitchen which also has doors to entrance hall and utility room, The Kitchen area (5m x 4m) with laminated wood floor has a table (80cm x 1.6m x 74cm h) with 4 chairs to 43cm seat height, 2 work surface area`s each 180cm x 90cm one along a wall the other breakfast bar style into room.The room also has a single drain sink at 90cm, 4 ring electric hob at 90cm,wall mounted oven at 1.25m and grill at 85cm, floor standing refrigerator and dishwasher, A further door opens into a larder 1.5m sq with wall shelves to three sides. The Utility room also has a door with 2 x 12cm steps to the outside patio and contains a single drain sink at 90cm, floor standing washing machine, tumble dryer and freezer, all front opening.

BED AND BATHROOMS

Bedroom one (5m x 5m) has a double bed 1.4m x 1.9m, large soft single armchair with 40cm seat height, and 40cm dressing table stool. The en-suite bathroom (1.7m x 3m) accessed through 76cm door contains a bath with 52cm entrance level x 53cm x 1.5m, basin at 75cm and toilet at 43cm. Bedroom two (5m x 4m) has twin beds each 1.94m x 92cm and a dressing table stool at 46cm, there is also a wash basin at 78cm. Bedroom three (4m x 4m) has a double bed 1.4m x 1.95m, stool at 46cm, small nursing chair at 35cm and wash basin at 78cm. Bedroom four (3.8m x 2.5m) has a high level single bed 1.65m high accessed via metal ladder and low level footon bed 77cm w and 36cm high. There is also one plastic folding chair with 43cm high seat. The main bathroom (1.9m x 2.6m) with tiled floor has a bath 52cm x 1.5cm with 52cm entrance level, a 72cm sq shower cubicle with 26cm entrance step and a washbasin at 76cm. The separate toilet room (2.7m x 80cm) contains a toilet with 41cm high seat and small washbasin at 85cm. short pile carpeted floor.

GARDEN / DOGS

A fenced 43m x 17m lawn area with paved patio is accessed via doors in utility room and Dining room or via path to side of building with 1.1m gate and has wooden patio furniture available. Dogs are welcome but guests are respectfully asked to ensure they are clean when allowed in the property and kept off all furniture.

ADDITIONAL INFORMATION

The property is centrally heated throughout with open fireplace in the living room when required. Electricity is metered and additionally charged for at each stay. Mobile telephone coverage is very good with most networks. There are literature/ brochures for local attractions on the desk in the front hallway. A framed list of local emergency and general contact numbers is on a wall in the kitchen.
